Job Summary:

The Real Estate Project Analyst supports the Asset Management and Real Estate Development Department activities in representing PPL’s interests in all owned real estate, including operating rental properties (residential and commercial) and administrative buildings, and maintaining the value of the real estate as assets to the organization and to their communities. The Real Estate Project Analyst collaborates with the members of Asset Management, Real Estate Development, Property Management, and Finance teams, in matters pertaining to property and portfolio performance, real estate development investor relations, capital planning, construction draw requests, and/or other special real estate projects.

Key Responsibilities:

·Support the Associate Director of Asset Management in monitoring performance of portfolio including financial performance, physical condition and capital expenditures, and funding specific obligations.

·Provide analysis and support for the Project Managers of Real Estate Development for new and existing development projects, which will include but not be limited to prepare project underwriting, sources and uses tables, operating proformas, and/or construction draw schedules.

·Provide analysis and support for the maintenance of the portfolio capital needs database and assessment tool. 

·Support the Project Managers of Real Estate Development in preparing construction draw packets, and construction draw schedules for review by the Director or Senior Director of Real Estate Development before submission.

·Collaborate with the Finance team to coordinate, communicate, and analyze project-related financial information and ensure project finances are properly recorded.

·Prepare reporting to limited partners, funders, and other PPL partners as required.

·Coordinate and communicate insurance and property tax status of properties in the portfolio taking measures to assure proper insurance coverage and tax classification are in place and shared with the necessary PPL team members.

·Support Associate Director of Asset Management with property insurance claims, losses and repairs, in coordination with Property Management and Maintenance staff, Accounting and outside consultants.

·Provide financial analysis and project data to the Asset Management team for the development of asset management plans for each owned property, which should support capital replacement projections, reserve needs analysis and deposits, and any potential disposition strategies.

·Maintain all property records and financial analysis in a well-organized, easy to retrieve system, for legally required time periods.

Minimum Technology Qualifications

Experience using:

·Office equipment including telephone and voicemail systems, copier, printer, fax machine and scanner

·Microsoft Office Suite (MS Word, Excel, Outlook, etc.)

·Internet, and electronic timecard system

·Computer Network (files, drives, and folders)

·YARDI and other database programs

Minimum Requirements

·Proficient in navigating property financial statements and spreadsheets, which will include but not be limited to sources and uses statements and property operating proformas.

·Property financial analysis and project management skills.

·Knowledge of real estate financing and accounting.

·Excellent communication skills, written and oral.

·Familiarity with low-income housing funding mechanisms, including operating subsidy programs is a plus.

·Must have valid Minnesota drivers’ license and able to drive to inspect sites.

Education and/or Experience:

·3-5 years’ experience in commercial real estate underwriting (multifamily housing is a plus), asset or property management, or other closely related field.

Salary: $62,400 - $76,960/yr. DOQ
